Start With the Glass, Not the Whole Window

Read the Frame

The frame is where repair-or-replace really gets decided. Press on the wood around the sill and jambs. If it is soft, swollen, or showing water stains, that is rot, and no new sash fixes rot. Once water has gotten behind the frame, the flashing has usually failed too, and the only lasting fix is going down to the rough opening. That is the moment a repair stops being honest and a full-frame replacement becomes the smart money.

Count the Signs Together

One isolated problem on an otherwise sound window points to repair. It is when the signs stack up that replacement wins. Drafts you can feel with your hand, windows painted or swollen shut, rising heating bills, and fog between the panes all at once are telling you the same thing. Two or three of these together on the same window usually mean a repair is just delaying the inevitable.

Weigh the Real Numbers

When replacement is warranted, the upgrade pays you back. New energy efficient windows with low-E coatings and argon fill cut the heat loss an old single pane bleeds all winter, and the NFRC label spells out the U-factor so you can compare. A repair keeps a sound window in service cheaply. A replacement costs more up front but ends the drafts and the bills. Both are valid, and which one fits depends entirely on what your windows actually show.
